Each project includes limited revisions and support throughout the process, plus the option to view your design in a 3D interactive model so you can visualise your home before building.
Understanding the Planning Process
Before starting any construction work, most projects require two stages of design work: Planning Drawings and Building Regulations Drawings. Here's how it works:
Planning Applications
For projects needing full planning permission (e.g. large extensions, loft conversions with dormers, or works in conservation areas):
We prepare a full set of existing and proposed drawings
We handle the entire submission to the council on your behalf
You only pay the council’s planning fee (usually £258) — this is not included in our architectural fees
Permitted Development
If your project falls under Permitted Development (e.g. smaller extensions or loft conversions within limits):
We still provide a full set of drawings for both design and building regulations
No formal planning application is required
However, we recommend applying for a Certificate of Lawfulness for official confirmation (council fee: £103)
Building Regulations
Regardless of whether your project needs planning permission or qualifies under PD, you’ll need Building Regulations Drawings before construction begins. These ensure your project complies with structural, fire, drainage, insulation, and safety standards.
We prepare and issue these drawings for your builder and the local council Building Control
Submission to Building Control can be made by you or your contractor
